Typical Duties

  • To spearhead market research activities to gather potential estimates of various sites / location availability in malls and high streets.
  • To identify potential sites and properties for expansion per business requirements and to perform the commercial feasibility study in collaboration with stake holders.
  • To lead the process of all property related commercial negotiations.
  • To know the current property prices at various locations and drive the best value for the organisation.
  • To appoint /collaborate with broking agencies and property consultants and lawyers for the company as required.
  • To move in with early mover advantage into properties within 4-5 year window for different brands, by booking/blocking spaces within malls.
  • To lead the process of selection of sites, finished properties and ensure by thorough research that the acquisition will ensure high returns.
  • To undertake all kind of feasibility and due diligence studies if entering into franchisee contracts or contracts with retailers.
  • To ensure that store space selection are such that optimum range for each size of store is displayed while delivering the required returns per square foot.
  • To work with Finance and legal personnel to ensure that all legal and commercial compliances are clear to move ahead.
  • To liaise with local authorities and obtain all Local Permissions before entering into a deal.
  • To ensure timely completion and handover of projects to the projects team that makes the store ready for retailing.
  • To manage the capital expenditure on projects & accountable for budget/cost control.
  • To participate in various retail forums to understand trends in development of properties in upcoming areas.
  • To possess good appreciation of catchments area and demographic profile of customers and use it to zero in an appropriate space capture.
